Frequently Asked Questions

We hope you enjoy living in our community and respect the few guidelines we have to keep our community safe and looking terrific. With so many new families moving into The Reef this is a great time to remind everyone that The Reef is a deeded community with a Homeowner's Association, and we have community declarations and by laws to follow. A comprehensive list of declarations and guidelines can be found in the Vesta portal under Resources. These guidelines are definitely something you should make yourself aware of - however listed below are some of the important issues and questions that come up regularly. Architectural Review Committee (ARC)

To submit an ARC application visit the homeowner portal, or email the management company. See our Contact page for that information.

Garbage/Recycling/Yard Waste

Pickup is every Tuesday for garbage, Thursday for Recycling and Yard waste. We request you place your refuse in plastic garbage bags within a brown/black container so animals cannot get to your garbage. Your cans can go out after 7PM the night before. Recycling must be placed in a blue container as it is picked up by an automated arm on the truck. Nothing can be left on the ground. Leaves, grass clippings, twigs and small pieces of yard waste MUST be bagged, bundled, or placed in a garbage receptacle no larger than 32 gallons and 50 lbs.

HOA Fees

HOA fees are paid quarterly. The quarterly fee includes $202.50 for the Reef HOA, which covers maintenance and irrigation of our common areas and ponds, management and legal fees, etc. It also includes $300 to the Lagoon association, over which the Reef HOA has no control. The total quarterly amount collected by the Reef HOA is $502.50, which is separate from and in addition to monthly/annual fees for Beachwalk Club and Twin Creeks CDD. Payments to the Reef HOA are due on the first of January, April, July and October or can be paid annually. Automatic payments can be set up on the portal, see Contact page.

Home or Lot Improvements

In order to respect the visual character and uphold environmental standards, The Reef at Beachwalk architectural control guidelines were established. These guidelines maintain the standards by which the community may grow and develop. You must read the Architectural Control Guidelines if you wish to make any improvements to your property, especially outside. Examples include adding fences, backyard kitchens, gutters, shutters, big changes in landscaping, etc. Please do not start a project without reading and getting approval for changes to your property. We would hate to have you spend money only to be told you must remove what you did because it does not meet community guidelines. THANK YOU.


Landscaping Maintenance

Please keep up with your lawncare (mowing, trimming, weeding, fertilizing, insect control, trees, bushes, etc.) There are detailed guidelines in the community declarations, section 11.2, take care of your property before your landscaping gets out of control. This includes the grass between the street and the sidewalk.

Parking

As our road widths are limited, no vehicles can be parked on the road day or night. Please only use the driveways and do not block sidewalks. Parking is not allowed in any common area, grass, or empty lots. All vehicles are subject to tow.

Pet Owners

Please be responsible for your pets. All pets must be leashed, and all excrement must be picked up and bagged and placed in provided garbage bins. Be considerate to your neighbors lawns while walking your pets.

Speeding

Please obey 25 MPH speed limits within the community. Always watch for children and families. Golf carts should not be driven on the roads but remain on paths respecting that walking pedestrians have the right of way. Please educate your children if you allow them to operate golf carts. Thank you!
